What does it cost to work with you?
It depends on your situation and what you need help with. Typically, we work on a fee basis that we'll discuss during our initial call. We're transparent about costs upfront and explain how we're paid before you commit to anything. If we can't help or it's not a fit, there's no charge for the initial consultation.
What if you can't help me?
If we aren't the right fit, we'll tell you early and point you toward resources or professionals who might be better suited. There's no charge for the first consultation, so you don't risk anything by reaching out.

What if there are other heirs who disagree?
This is common. We facilitate conversations between heirs and explain options that could work for everyone. Sometimes that means selling and splitting proceeds, sometimes one person buys out the others, and sometimes we find another path. We can't force agreement, but we create clarity around options and trade-offs.
When attorneys are needed and how title issues are handled.
Do I need a lawyer?
We are not your attorney and we don't replace legal advice. Some situations require an attorney—active litigation, complex trusts, or certain probate requirements. We'll tell you if legal representation is needed and help you understand what to look for. We often work alongside attorneys, coordinating property details while they handle legal work.
What if I'm not sure who's on the title?
That is okay. Title research is part of what we do. Sometimes title is clear, sometimes it is complicated, and sometimes there are surprises. We explain what we find and what it means for your options.

What if the property has liens or back taxes?
We handle this regularly. Liens and back taxes must be addressed, but they don't always mean you're stuck. We help you understand what's owed and to whom, plus options to resolve it—paying them off during a sale or exploring other paths. The key is timeline and what happens if they are not addressed.
How quickly we can move from call to plan.
How long does this usually take?
Most people move from first call to a concrete plan in 1–3 weeks. The timeline depends on complexity, how quickly you need to move, whether other heirs are involved, and what documents we need. We give you a realistic timeline for your specific situation.
